Drainage & Grading, in practice
A large share of what gets diagnosed as foundation failure in this region is a drainage problem that has been running for years. Gutters discharging at the wall, grade falling toward the house and a wet spring are enough to move a corner, and correcting them is far cheaper than piering.
We will recommend drainage before structural work where drainage is the honest answer, even though it is the smaller job. Piering a house whose real problem is water means paying for both eventually.

Horizontal cracks and a wall that is no longer plumb mean soil pressure has beaten the wall. It does not recover on its own, and the fix depends on how far it has moved.

FAQ
Drainage & Grading — questions
Can drainage really fix a foundation problem?
Often it is the fix. Most foundation movement in this region is the soil under and beside the house getting wet and drying out, and keeping it at a steady moisture level stops the movement. Downspouts extended ten feet, ground graded to fall away, and a French drain where water collects are cheap next to piers, and they are done first regardless.
How far should downspouts discharge from the house?
At least six feet, ideally ten, and onto ground that slopes away. A downspout dumping at the corner of the house is the single most common cause of a wet crawl space, a leaking basement and a settling corner. Underground extensions to a pop-up emitter or a drain line are the tidy version and are what most houses here end up with.
